Market Appraisal 

We offer a free Market Valuation on your rental property.

 

We also discuss ways to improve your property to achieve the highest rent and ensure you are fully compliant with current legislation in England and Wales.

 

 

Marketing

With your property all prepped and ready for photos, we then start the marketing on well known property portals, our own website and on social media

 

 

Finding a tenant

Our aim is to find the best tenants for your property, so before we book any accompanied viewings we undertake vetting checks on any prospective tenants.

 

We keep you in the loop with viewings, feedback and any tenancy offers, giving you the confidence to choose the right tenant.

 

 

Moving in

All essential checks and references are undertaken using a professional referencing company before any paperwork is drawn up and the tenancy agreement is tailored around you and your property requirements, subject to current legislation.

 

An Independent Inventory is conducted and a copy sent to you for reference.

 

We will inform all utility companies of tenancy details, move in dates and meter readings.

 

A deposit equal to 5 weeks’ rent is taken together with the first month’s rent and all deposits are registered with a Deposit Protection Scheme.

 

 

Fully Managed Service 

Our complete support continues right throughout the tenancy including annual rent reviews.

 

A property inspection is carried out within the first 3 months of a tenancy, then quarterly. you will receive a comprehensive inspection report.

 

We will inform you of any maintenance issues before we arrange any timely repairs using tried and tested local contractors or your own preferred tradespeople, or submit quotes for your approval.

 

We aim for all tenants to pay by standing order, however, in the event of any rent arrears, these will be dealt with promptly.

 

 

End of tenancy

We find it helpful to undertake a pre-checkout inspection in advance of the tenancy end date. 

This helps to address any issues with tenants about the property such as cleaning, decorating etc. before they move out and enables a quicker and smoother deposit return process.

 

 

Re-let 

If you are wishing to re-let your property, we undertake an early market valuation and assessment of the property.

 

We can always help to organise any redecorating/refurbishing or cleaning, if required, so your property is good to go again.
